A thousand-year-preserved residence restored into a resort with 10 apartments and 20 bedrooms, park, pool and tennis, for sale in Perugia. Standing on a 2.8-hectare/6.9-acre private park, in a dominant position at 280 meters a.s.l over the CainaRiver valley, Santa Maria is an ancient residence, built as a defensive castle in 1100 on the remains of a Roman fortress, clearly visible in the exterior facades preserving the bastion shape and natural stone. Over the centuries it was expanded, in the 1500s it was probably the site of a convent with a church and refectory, and in the mid-1700s it was transformed into an elegant four-story country villa embellished with a three-arched colonnaded portico over an inner courtyard paved in terracotta tiles positioned in a fishbone pattern. The gate to the courtyard retains the date 1759 and a tile decorated with the Virgin Mary and baby Jesus. The interiors tell the thousand-year history boasting vaulted ceilings, some with enchanting exposed brick, or rustic style ceilings with wooden beams, the floors are all paved in handmade terracotta tiles, while some walls preserve paintings and ancient altars. Meticulous restoration has created eight apartments within the villa, 16 bedrooms in total, along with the loggia, a studio/office and some rooms for storage use on the ground floor. In the basement, the former refectory is a banqueting room with three central arches with exposed brick and a fireplace, a perfect tavern equipped with a kitchen, access to the garden and a bathroom. The former barn, a slightly separate building, has been converted into two additional apartments, both housing two bedrooms. The fully fenced park include a swimming pool, a tennis court, a small vineyard planted with white grapes and an olive grove.
